How Renovation and Design Fees Are Structured in Singapore

Four structures, four sets of incentives

Singapore firms charge in roughly four ways: a design fee as a percentage of construction value; a fixed design fee independent of build cost; a design fee folded into a design-and-build contract; and “free design” contingent on awarding the build. Each creates a different pull. A percentage fee rises with the build budget. A folded fee makes the design hard to price-compare. A free design is paid for somewhere in the build line items.

What a consultation should actually produce

A first consultation that produces only a mood board has told you nothing about cost or feasibility. A useful one produces a scope position: what the flat's condition implies, which works need a permit, what the long-lead items are, and where the budget will concentrate.

Payment structure is regulated for accredited firms

CaseTrust caps the initial deposit a renovation business may collect at a maximum of 20% of the total contract cost, requires payments to be collected in phases against agreed milestones, and requires a deposit performance bond safeguarding those payments against closure, winding up and liquidation. Instalments, loans and who is lending

An instalment plan offered through a renovation firm is a credit product provided by a third party, not a discount. The questions that matter are who the lender is, what the effective interest rate is, and what happens to the instalment schedule if the works are delayed.

Variations are where budgets actually move

A variation is any change after the contract is signed. CaseTrust's requirements include transparent pricing with variations agreed in writing before the works, and that written-before-the-work rule is the one that keeps a final invoice recognisable.
