Living and Dining Room Design in an HDB Flat
Zoning one long space, the TV wall, and why the dining table position is a services decision.
One space, two functions
Most HDB living areas are a single rectangle that has to hold both living and dining. Zoning is done with the ceiling, the lighting and the floor finish rather than with walls, because a partition in that space costs more daylight than it buys separation.
The TV wall is a carpentry decision
A feature TV wall is usually full-height carpentry with concealed cable routing and a recessed niche. What makes it look built-in rather than bought is the reveal detail where it meets the ceiling and the skirting.
Dining position follows the services
A pendant over the dining table needs a ceiling point in exactly the right place, and that point is fixed before the table is bought. Moving the table 300mm later means either a visibly off-centre pendant or opening the ceiling again.
Seating layout before sofa shopping
Sofa dimensions should be set against the walkway clearances, not chosen first. A three-seater that leaves less than a comfortable walkway to the dining chairs will feel wrong no matter how good it looked in the showroom.
