Office Fit-Out in Singapore
Bare shell to opening day: approvals, after-hours works and hitting the handover date.
The date is the brief
A commercial fit-out is judged on one thing: whether the space opens when the lease says it opens. Everything else — layout, finishes, furniture — is scheduled backwards from that date.
Approvals set the critical path
Fire safety submission to SCDF, landlord and building-management approval, and where the use changes, URA change-of-use, all sit ahead of the physical work and are the usual cause of slippage.
After-hours and building rules
Most commercial buildings restrict noisy works to outside office hours and require permits, lift bookings and insured contractors. These constraints shape the programme more than the design does.
